History
The community we know as The Bluffs was built on the flat Eastbluff portion of the Irvine Ranch beginning in 1964. The developer of the 300 acre parcel was George Holstein & Sons, and Richard Leitch was the architect. The development took about 10 years to complete and the homes were originally priced from $28,000.
In total, there are approximately 1,780 properties in The Bluffs. This includes 450 single-family homes between Eastbluff Drive and Jamboree Blvd along an elevation with large lots and views of Catalina. Below, to the west of Eastbluff Drive extending all the way to the East Bluff of Upper Newport Bay, are connected townhomes featuring 2-4 bedroom floor plans, many with breathtaking views of the Back Bay. Almost all of the properties have been upgraded and modernized as this family-friendly community has evolved over the past 45+ years.

Eastbluff Elementary School
The school is located at 2627 Vista Del Oro here in The Bluffs and serves students in grades kindergarten through sixth. It was built in 1973 and completely renovated in 1999. The current enrollment is approximately 400.

Corona Del Mar High School
The school is located at 2101 Eastbluff Drive here in The Bluffs. The school was established in 1962 and is a combination of a middle school (7th and 8th grades) and a high school (9th, 10th, 11th and 12th grades). CDM received a “silver” rating in 2009 by US News and World Report. The current enrollment is approximately 2,200.

The Bluffs is also located less than 3 miles from Fashion Island an upscale outdoor retail center in Newport Beach. South Coast Plaza, the largest mall in California, is only five miles from The Bluffs.

There are a number of great places to eat, but Eastbluff Village Center has two excellent restaurants. Bistro Le Crillon (949-640-8181) offers fine French Cuisine with an excellent wine list. The Sage (949-718-9650) is an award winning restaurant featuring New American Cuisine and a romantic patio. Both are very popular with the locals.
Fun & Recreation
The Bluffs development is situated overlooking the Back Bay of Newport Beach. There are endless hiking trails and paths down to the Bay which is a Mecca for joggers, hikers, bicyclists, kayakers and horseback riders. Upper Newport Bay is considered one of the most pristine estuaries in Southern California and the 1,000 open acres is considered one of the finest bird watching sites in North America.
Additionally, the neighborhood includes Newport Beach Tennis Club, the premiere family tennis & swim club in Southern California. Since its beginning in 1966, the club has met the social and recreational needs of its membership with amenities such as 19 lighted tennis courts, a salt-water junior Olympic pool, fitness center, and clubhouse with dining rooms and lounge areas.
Mainstream Orange County attractions such as Disneyland, Angel Stadium, and the Honda Center are all just 20-30 minutes away, as well.
