How old are the homes in The Bluffs?
Building began in 1964 and was completed in about ten years.
What does fee versus leased land mean?
Originally all the homes were built on Irvine Company owned land and the owners paid a monthly lease. Years ago all property owners were offered a chance to purchase the land their homes were situated on. Most owners exercised this option but there are still some properties in The Bluffs that are situated on leased land. If you were to purchase one of these properties it would still be possible to purchase the land or continue the lease agreement.
What about the airplane noise?
Flights are not allowed to take off or land between 10:00 PM and 7:00 AM and the number of flights are limited under a signed agreement.
Can I make changes to the exterior of my home in The Bluffs?
All changes to the exterior to your home must be approved by the architectural committee of your HOA. This rule has helped The Bluffs maintain a uniform beauty.
Is there public transportation in and out of The Bluffs?
Yes, there are public transportation bus stops at both entrances to The Bluffs as well as at The Eastbluff Shopping Center. The Oasis Senior Center in Corona Del Mar also provides shuttle service upon request.
Are The Bluffs pet friendly?
Yes, the many greenbelts and walking trails make The Bluffs ideal for pets of all sizes. Caution should be taken though with smaller pets because coyotes and bobcats live in and around the Upper Back Bay.
May I use any of the community pools?
Each owner is given a pool key that works at all pools within their HOA. Certain pools are heated year round on a rotating basis.
What do my monthly Home Owner’s Association dues cover?
The dues cover maintenance of all common areas to include the many community pools. Property exteriors are painted by the HOA on an annual rotating basis but the property owners are responsible for maintaining their own roofs.
Can I park my car in my driveway?
Each HOA has a unique set of parking rules so it is wise to review the rules and regulations when considering a purchase.
